What is Chemical Wash?
Chemical Wash is our deep-clean service for aircond units that have stopped performing the way they used to. We fully dismantle the indoor unit, chemically wash the evaporator coil, flush the drainage, then reinstall and recommission with a gas pressure check.
It’s the right service when a Standard Cleaning is no longer enough — units that smell, leak, blow weakly, or haven’t been serviced in over a year.
When You Need a Chemical Wash
Book a chemical wash if your aircond:
- Smells musty, sour, or sweaty even after a normal service
- Blows weakly or doesn’t cool the room the way it used to
- Has visible black mold or jelly on the coil/blower
- Is leaking water from the indoor unit
- Hasn’t been serviced for 12+ months

- Chemical Coil Wash — alkaline chemical treatment for the evaporator coil and blower wheel
- Drainage Flush — chemical flush of the water tray and drain pipe to clear jelly buildup
- Vacuum & Recommissioning — proper vacuum and gas pressure check on reinstall
- 1-Month Gas Warranty — if the gas pressure drops within 30 days, we top it up free
Our Chemical Wash Process
Step 1: Pump Down & Dismantle
We pump the refrigerant down to the outdoor compressor, then carefully detach the indoor unit from the wall.
Step 2: Deep Chemical Soak
The coil, water tray, fan blower, and chassis are chemically washed in a controlled environment — not just sprayed in place.
Step 3: High-Pressure Rinse
Every component is rinsed thoroughly to flush out dissolved grime, mold, and bacteria.
Step 4: Drying & Reassembly
Components are dried before reassembly to prevent moisture issues.
Step 5: Vacuum & Recommission
Once reinstalled, we vacuum the copper pipes, release the refrigerant, and verify gas pressure.
Step 6: Performance Test
We run the unit for 15-20 minutes to confirm cooling, airflow, and zero leaks.

How long does a chemical wash take? Roughly 2-3 hours per wall unit. Cassette units take longer because of the dismantle complexity.
Is there a risk of damage during dismantling? Our technicians have years of hands-on experience. We pump down the gas first to prevent loss, and we handle every component carefully.
Will I lose refrigerant gas? No. We pump down the refrigerant into the outdoor compressor before disconnecting anything. If pressure does drop within 30 days, the 1-month gas warranty covers the top-up.
How often should I chemical wash my aircond? For most residential users, once a year is sufficient. Heavy users (8+ hours daily) or dusty environments may benefit from every 6-9 months.
Does chemical wash fix water leaking? In most cases, yes — water leaking is usually caused by blocked drainage, which the chemical drainage flush clears out.
